While we blissfully enjoy our familiar neighbourhood, something massive is going on in and around Kubwa!
Some communities are fast developing all around Kubwa, and they are open secrets kept away from many residents.
Locations that were virgin land some two years ago have now been taken over by real estate development, leading to the emergence of large, thriving communities that will take many by surprise when they are eventually completed.
Known and fairly known estate developers are hard at work building access to developing communities around the Military Pensions Board in FO1, and the development is progressing rapidly towards Byazhin and Dutse-Alhaji.

The house types are also very interesting to note. They are mostly duplexes and a few triplexes. There are also sophisticated terraces and grand-looking blocks of flats. The developers are seemingly making a conscious effort to have outstanding projects in their portfolio in terms of style and look. They are succeeding.
Those who are foresighted have already built and are building businesses there. Schools are being built, factories are taking strategic positions while anticipating residents to come in in no distant time to patronise them.
Security concerns for the area are not real issues since there is a very important military office which gives residents and developers a sense of assurance.
Perhaps the military presence is the one major factor that led to such rapid development, which has also benefited the organisation, as they are no longer alone in what was essentially a bush some 7 years ago.

Right now, the FO1 layout is moving from a quiet bush to an expensive real estate hub. Property values for 450sqm plots near the Military Pensions Board have climbed significantly, with some plots now being priced upwards of ₦45 million. The important infrastructure, particularly roads that have been completed and the one still under construction, have slashed commute times to the city centre, making this area very attractive for residential purposes.
It must be noted, too, that almost all houses are in gated communities this allows occupants to the estate to determine the type and quality of conviviences they would want to have in their estate such as solar powered street lighting and integrated security systems. Furthermore, the push toward Byazhin Across is transforming the area from a low-cost suburb into a structured residential district. With the FCT Minister’s 2026 “Massive Infrastructure Turnaround” agenda, it is expected that some additional considerations will be given to the new open secret, which is the massive development going on in and around F01 Kubwa.
